It’s a 10-minute walk from the villa to the sea and the popular Kalamar Beach Club, a blue-flag beach with sailing, scuba-diving, water-skiing and a friendly restaurant with beautiful views. It has a very spacious, open-plan living area with an infinity pool overlooking Kalamar Bay. The bedrooms all have air conditioning and ceiling fans and the house has central heating for out-of-season use. Downstairs bedroom 6 can also be used as a study and has a built-in safe inside the wardrobe. There is cool, marble flooring throughout.

Enormous en-suite bathroom to master bedroom, with bath, WC and large wet room shower. Double French windows open to fantastic views over Kalamar Bay, with the islands beyond.
Sit in the bath and watch the sun go down! 3 further shower rooms with WC.


Fully equipped, airy kitchen, with windows overlooking the pool and the sea. Cooker, gas hob, fridge, freezer, coffee machine, juicer and toaster. Door to outside terraces and dining area.

Utility Room:

Washing machine, iron and ironing board. Clothes airers.

Living Rooms:

Open plan, split-level, spacious living area, with TV, DVD, CD player, ipod dock and plenty of games and books. Double doors open on to the pool terrace and gardens and look out to the Mediterranean beyond. Open fireplace.


The roof terrace with traditional Turkish kosk seating area is a beautiful place to sit and watch the sun set over Kalamar Bay. At night you can peruse the heavens with the stargazer telescope.

Cleaning/towels/linen/maid service:

Towels and linen are included and are changed twice a week, when the house is cleaned throughout. The pool and sun terraces are maintained on a daily basis and refuse is taken away each day. Fresh bread can be delivered every morning.

With marble flooring inside and out and a pool that is 1.5m in the shallow end, families with very small children need to take great care. High chairs and cots can be provided if required.
There is a small garage, which is ideal for keeping hire cars out of the sun. Pool heating is available for cooler months, but due to the very high price of electricity, we regret we have to charge for this on top of the rental price.At the entrance there are about 25 steps up from the road.
The private, infinity pool is approximately 10m long and for late season lets (Oct/Nov) the pool can be heated. The terraced gardens offer plenty of shade from the mid-day sun. There are sun beds, parasols and a covered lounging area for children. There is an external shower, built-in BBQ and table tennis.
The shaded dining terrace has really comfortable seating for up to 12.Kalamar Beach Club is a 10 minute stroll. It’s a wonderful place to relax or play, with plenty of sunbeds on the terraces, a friendly restaurant with excellent food and lots of water activities to enjoy.
The nearest sandy beach is at Patara, which is about a 15 min drive from Kalamar Bay.Kalkan is approx one and a half hours away from Dalaman airport. The roads keep on improving every year and soon the journey will be done in just over an hour. Transfers can be arranged by car or mini bus. A hire car is not essential, but there are no shops in Kalamar Bay. Taxis will come from Kalkan to pick you up and some of the supermarkets offer a home delivery service.
Kalamar Bay is a lovely, tranquil place, away from all the traffic noise and is ideal for people who are looking for a quiet place to stay. There are no shops here, but the few, up-market hotels on this bay offer all their facilities to non-residents, so you are never far from a lovely restaurant or Turkish Bath. It’s a 20-minute walk into Kalkan and all the shops, restaurants and bars it has to offer.The nearest mini supermarket is a 5 minute walk away. This is good for basics and they will happily deliver your shopping back.

Owners Conditions

A 30%, non-refundable deposit is required to secure a booking, with the full balance due 8 weeks before departure. We also require a £300 deposit for breakages and this will be returned one week after your departure.

Rentals Terms

A deposit of 30% is required to secure the reservation with the balance payment due 12 weeks prior to departure. A security deposit of £300 is also required at time of paying balance (if requested by the owner). This will be refunded within 2 weeks of your return providing there are no breakage’s or losses. Cancellation charges :- Up to 12 weeks prior departure loss of deposit Between 12 and  8 weeks prior departure 50% 8 weeks and departure 100% Check-in time is from 4pm Check-out time 10am.
