A luxury 3-bedroomed detached villa in the prestigious Kormurluk area of Kalkan with stunning uninterrupted sea views. The property has recently been the subject of an extensive renovation programme and is available for holiday rental from the end of June 2011.

The accommodation is set out as follows: Lower ground level: Twin bedroom with en-suite shower / wet room. Ground Floor: Spacious open plan kitchen / living / dining area. The living area has a feature fireplace plus a double sofa-bed for additional guests if required. The well-appointed fitted kitchen features granite work surfaces and a range of modern appliances. There is a shower room with WC on this level. First Floor: Two double bedrooms, each with en-suite shower / wet rooms.

Both of these bedrooms have access to a large verandah-style balcony that runs across the whole width of the property. Outside: Large fresh-water pool and spacious terrace area which incorporates a shaded pergola for al-fresco dining. In addition, there is a second pergola with ottoman seating. The walk to Kalkan’s public beach and the harbour area (with its array of quality restaurants) will take approximately 10 minutes. Alternatively, you can access the harbour via free water taxi from nearby Palm Beach Club which is a few minutes walk away.

This beach club offers direct access to the sea via a spacious sundeck and small private beach. Sun loungers and parasols are available for hire and the beach club also has an excellent sea view restaurant. The villa is fully air-conditioned. Satellite TV, DVD player and WiFi internet access are provided. Welcome pack provided on arrival.

Owners Conditions

Smoking only permitted outside. Rental Terms & conditions: A 20% non-refundable deposit is required in order to secure a booking and the balance will be due 8 weeks prior to your arrival date. A security deposit of £200 is also required at time of paying balance. This will be refunded within 2 weeks of your return providing there are no breakage’s or losses. Cancellation charges :- Up to 8 weeks prior departure loss of deposit Between 8 and 2 weeks prior departure 50% 2 weeks and departure 100% Check-in time is from 3pm Check-out time 12am.

Rentals Terms

A deposit of 30% is required to secure the reservation with the balance payment due 12 weeks prior to departure. A security deposit of £300 is also required at time of paying balance (if requested by the owner). This will be refunded within 2 weeks of your return providing there are no breakage’s or losses. Cancellation charges :- Up to 12 weeks prior departure loss of deposit Between 12 and  8 weeks prior departure 50% 8 weeks and departure 100% Check-in time is from 4pm Check-out time 10am.
