Hill Side Villa……

A beautiful and stylish 4 bedroom villa set on a hillside above Kalkan with breathtaking views over Kalkan Bay. Designed and built by an architect from Istanbul to the owners’ specification in 2004, it is set in a mature landscaped environment and has its own private infinity pool. The modern interior, featuring marble floors and wet rooms throughout, is equipped to a very high standard. All rooms have ample built-in wardrobes and individually controlled air-conditioning. All windows have white wooden slat blinds which have proved to be very effective in keeping the villa cooler.The rooms have original oil paintings and traditional Turkish rugs. There is a beautiful traditional Turkish cushioned area on the first floor with floor to ceiling windows overlooking the village and harbour, as well as a well stocked library. On the top floor there is a second kitchen and laundry room, with a secluded roof terrace, ideal for breakfast and stargazing and drinks in the evening.

Notes on prices

Prices are inclusive of all bedlinen, towels, beach towels, use of snorkeling equipment, welcome pack, fresh bread delivery and drinking water containers.

Changeover day

Normal changeover day is Monday, other days by special arrangement. Guests are welcome to arrive after 3pm and must vacate the villa by 10am on the day of departure.

Cleaning/towels/linen/maid service: All towels, beach towels and bedlinen are included. Daily pool and garden maintenance, including delivery of fresh bread and replacement 5 gallon water barrels for cooler. Welcome pack, mid week clean and laundry change included

Notes on accommodation

All rooms have separately controlled air conditioning which can be switched to warm air heating in the cooler season.
The pool has wide steps for easy access but is six feet deep and not suitable for non-swimmers.
Stair gates can be fitted in the house on prior request.

Accessibility

The villa is on a paved road about 3km driving distance from the village centre and 600 feet above sea level. Walking distance to the village in a direct line approx. 20 minutes for a fit person. There are about 20 steps from the off-road car bay down to the front door. The accommodation is on three levels (plus roof terrace).

Outside

The small garden is now fully mature and planted with a variety of local shrubs and trees. The private infinity pool is 10 x4 metres and has wide access steps on one side. The depth is 6 feet throughout. The pool terrace is fully equipped with sun loungers, chairs and a small breakfast table, as well as several sun shades. The terrace is shielded from surrounding properties.

Rentals Terms

A deposit of 20% is required to secure the reservation with the balance payment due 8 weeks prior to departure. A security deposit of £100-200 is also required at time of paying balance (if requested by the owner). This will be refunded within 2 weeks of your return providing there are no breakage’s or losses. Cancellation charges :- Up to 8 weeks prior departure loss of deposit Between 8 and 2 weeks prior departure 50% 2 weeks and departure 100% Check-in time is from 1pm Check-out time 12am.
