Just a stone’s throw from Kalkan’s town beach and harbour area, this spacious and characterful villa could not be more conveniently placed – definitely no need for taxi’s here! Being in a quiet side street right in the heart of the old town quarter, means that all of Kalkan’s most popular harbourside and terrace restaurants are very close by and the town beach is within a minute’s walk.
The villa will undergo an extensive renovation programme this winter to provide very elegant accommodation with a definite ‘Turkish’ flavour and it’s the owner’s intention to retain some of the property’s traditional features.

Ground floor (entrance level):
Spacious entrance hallway.
Double doors off the entrance hall lead to the large master bedroom – this is split level and has an en-suite shower room.
Steps from the hallway lead down to bedroom 2 – a twin room with en-suite shower room.
Steps from the hallway lead up to bedroom 3 – a double with en-suite shower room.

Lower ground floor:
Kitchen and dining area. The kitchen is fully equipped with appliances such as dishwasher, cooker and hob, large fridge freezer and washing machine. The dining area seats 6 and this leads out onto a courtyard-style terrace. An al-fresco dining area is situated here and a BBQ is provided.

First floor:
Impressive open plan living area – this is very spacious, split level and has two balconies.
This room has plenty of comfortable seating, a stone fireplace, smart TV, DVD player and an Ipod docking station.
A separate WC is located on this level, together with a kitchenette / bar and an ottoman-style seating area.
Double doors from the living area open onto an exterior staircase that leads up to the first of the villa’s roof terraces – this has stunning sea views and houses a Jacuzzi-style plunge pool, x6 sunloungers and two parasols. An outdoor shower is also provided.
Access to the villa’s second roof terrace is also provided on this level. This roof terrace also has beautiful views and provides comfortable seating. The perfect place for a pre-dinner tipple!
Outside the villa:
There’s a shady courtyard style terrace area outside the main kitchen on the lower ground level. This provides an al-fresco dining area (freestanding BBQ provided).
The villa has two roof terraces, each of which has stunning views over the bay towards Mouse and Snake Islands. One terrace has comfortable seating and will provide an ideal spot for making the most of the fabulous views while enjoying a pre-dinner drink or morning coffee. The other has a jacuzzi-style pool and sunbathing terrace. A fridge is provided on this terrace, together with sunloungers and parasols. The pool dimensions are approximately 3 metres x 2 metres.
Kalkan beach is a 1 minute walk (you can hear the waves breaking on the beach) and the harbour is about a 2 minute walk – from here you can access various beach clubs around the bay via free water taxi’s. The villa is in a quiet side street and the old town’s cobbled streets with their array of interesting boutiques, craft and leather shops are within a 1 minute walk.

Rentals Terms
A deposit of 30% is required to secure the reservation with the balance payment due 12 weeks prior to departure. A security deposit of £300 is also required at time of paying balance (if requested by the owner). This will be refunded within 2 weeks of your return providing there are no breakage’s or losses. Cancellation charges :- Up to 12 weeks prior departure loss of deposit Between 12 and 8 weeks prior departure 50% 8 weeks and departure 100% Check-in time is from 4pm Check-out time 10am.
