We stayed at Villa Kismet (023BE) in July 2012 and would definitely recommend it. It is just on the edge of the old town, literally 5 minutes walk to the centre of the old town and 5 minutes down the small beach, it would in fact be hard to find a more convenient location (no need for cabs). It has excellent views from all rooms, the roof terrace and the pool terrace.
The owners actually live in a small cottage just next door to the villa and are very friendly and on hand if needed but otherwise you would not really notice they are there. The pool is a decent size but does not have a shallow end, the water was warm and clean plus there were floats etc. for our use.
The air conditioning worked in all the rooms without any problems as did the wi-fi, there are 3 or 4 villas close by but there was little noise (no problems with music from bars either).
In short this is a great villa in an excellent location.
I did spend at least a month searching for villas in Kalkan and the outlying areas on the web but once we arrived saw the Villa and how convenient it was for everything I was glad I took the time to find it.
Booking was hassle free booking as were the transfers (even though our flight was an hour late) which were arranged through LKR.
